Rules and Regulations 2014
We are all proud of the way our neighborhood looks. That’s way most of us moved here and I know we all want to keep it that way. The Rules and Regulations pertain to the outside of our homes as well as the common areas. If you have any questions, please don’t hesitate to contact any Board Member.
Any and all proposed changes to the exterior of your home, including but not limited to, decks, windows, porches, railings and landscaping must be approved by the board. Please submit any requests in writing to Steve Gyalai, board member in charge of changes requested by owners, and he will bring to the whole board’s attention. You should have a reply in two weeks following your submission.
- Front Porches
Furniture should complement the brick, siding and trim of the house. Planters should be used judiciously. Larger porches with railings may have one or two flower boxes on the railing, along with one or two on the porch. Small porches without railings may have one planter on the porch and one or two on the porch steps and/or sidewalk. Planters may also be used on either side of the garage. No hanging baskets are allowed.
- Decks/Patios, Screened Porches
Decks and porches must be kept in good repair and painted or stained with a shade of brown. Awnings must be retractable and must complement the siding. All awnings must be approved by the Board. Lattice work around the deck or screen porch is permitted as long as it is vinyl and similar in color to the deck.
- Windows
Replacement windows must be similar to existing windows and must be approved by the board before installing. Window air conditioners are not permitted on the front of the unit. All upstairs air conditioning units must be flush against the building, protruding as little as possible. Plastic covering on the outside of the windows is not permitted.
- Storm Doors, Front Door and Light Fixtures
If you are getting a new front storm door, buy either solid panel glass or two or three panel glass (full view), almond color. Screens are allowed. Light fixtures must be similar to existing fixtures.
Landscaping
- Front and Side Mulched Beds
Only flowers and shrubs can be planted, not vegetables. Shrubs may be added or changed with the approval of the Board. Plantings must harmonize with those of your room mate. No in ground posts or lawn ornaments of any kind are allowed in the mulched areas or lawns in the front or side of the house.
- Back Mulched Beds
Owners should not plant additional trees in front of units. Shrubs may be added or changed with approval of the Board. Written requests with drawings must be submitted to the Board. Shrubs must be consistent with your roof mate’s and consistent with existing shrubs.
- Trees
No trees can be planted without permission from the Board.
- Flags, Holiday Decorations
You may fly an American flag from your deck and use flags in your mulched areas for National Holidays.
Christmas decorations can be used after Thanksgiving and taken down by the middle of January.
Please do not use any inflatables.
- Parking and Garages
Parking for each unit is limited to the garage and driveway. Guests may park in the street. Please make sure vendors don’t create a traffic hazard. Vehicles such as trailers, motor homes, RV’s, etc. are only permitted while loading or unloading and are not permitted in the green areas. No guests may stay in these vehicles. Boats or historical vehicles may be stored in garages if they can be contained within the garage and the garage door can be closed. Please keep your garage door closed to prevent wildlife from entering and also for safety. Please move your cars from the driveway during snow removal.
- Garage Sales and Tag Sales
Garage sales are prohibited, but tag sales are allowed if you notify the Board in advance. Please caution customers not to block driveways.
- Pets and Wildlife
One cat or one dog is permitted. When walking dogs, please keep dongs on a leash and out of neighbors’ yards. All solid waste must be picked up. Please do not fee wildlife (except birds).
- Speed Limit
Speed limit is 20mph. Please observe.
- Radon Exhaust Systems
If you find the need to have a radon exhaust system installed, make sure your installer does not mount the exhaust on the outside of the building. It must be on the inside with a front out the side of the building like a dryer vent. Check with the Board before installing.
- Stereos and TVs
Volume of stereos and TV's must be low enough not to disturb your neighbors.
- General Maintenance
It is the owners' responsibility to keep properties neat and clean; that includes power washing siding, when needed
